Enhancement Expedites Subsequent Transfers of Servicing

An enhancement for Subsequent Transfer of Servicing (STOS) or intra-Servicer portfolio moves that are submitted through Servicing Transfer Manager now provides real time results on edits at the time of submission. There are also actionable error messages and an updated Loan Level Report to facilitate quicker reconciliation. Discover more about the change and access online help.
 
New Process Automates VPC Servicing Transfers

We’ve automated the steps to identify loans eligible for a Voluntary Partial Cancellation (VPC) transfer by integrating them into Servicing Transfer Manager, the Freddie Mac GatewaySM tool that identifies and submits subsequent Transfer of Servicing (STOS) requests.  This enhancement increases data accuracy and eliminates multiple steps and back-and-forth emails.
 
Scorecard Metrics Changes Are Here

We’ve made updates to the Servicer Performance Profile (SPP), including introducing new metrics and editing existing categorizations and definitions for Default Management Metrics and Supplemental Metrics. These changes are designed to help and encourage Servicers to reduce delinquent loans, manage risk and achieve higher performance.

The June 30, 2025, release of Resolve® includes several updates to add efficiency to your day, including enhancements to foreclosure sale reporting and deeds in lieu of foreclosure. Get all the details of the release.

We’ve made changes to PAID (Payments Automated, Intelligent and Dynamic) related to third-party foreclosure sale reimbursements. These enhancements reduce the manual audit workflow and decrease the risk associated with manual reviews. Learn more.

MISMO Servicing Transfers Update
Freddie Mac remains actively engaged with the Mortgage Industry Standards Maintenance Organization (MISMO) Servicing Transfers Development Workgroup (ST DWG). Thank you to those who submitted comments on the  Loan Boarding Segment (LBDS) during the recent MISMO public comment period. We’ve reviewed each comment and updated the LBDS when applicable. We expect MISMO to publish the final version of the LBDS soon.

The ST DWG continues work to develop the Financial Transactions and Investor Reporting data segment. Several Servicers and other industry stakeholders have provided requirements that they view are key to investor reporting, payment history and corporate advances. We encourage Servicers and industry stakeholders to continue to make their voices heard and actively participate in the ST DWG as we continue to journey to build the Industry Transfer of Servicing Data Standard (ITSD).

Freddie Mac encourages Servicers and service providers to review the LBDS and the MISMO® Servicing Transfer Catalog and begin planning adopt each into their transfer of servicing process, as applicable.
